Coverage
Which examination does the App cover? The Real Estate Salesperson (RES) Examination set by the Council for Estate Agencies (CEA) — Paper 1 (CU1 real estate industry overview and land law basics; CU2 dealings with interests in land) and Paper 2 (CU3 regulation, ethics, PMLPFTF, marketing and CPFTA; CU4 property transactions), on the 2027 syllabus.
Does it cover the REA examination or the CMFAS papers? No. The Real Estate Agency (REA) Examination for key executive officers is a separate examination, and the CMFAS insurance modules (including RES5) are a different qualification under the Singapore College of Insurance, covered by our separate PrepLicense: SG CMFAS app.
Question bank scope? 1,280 questions in total — 800 practice questions plus a 480-question mock bank, including Section B case studies. By paper: Paper 1 400 + 240, Paper 2 400 + 240.
Where do the questions come from? Every question is written to the CEA syllabus and the legislation, regulations and guidelines it tests — the Estate Agents Act 2010 and its regulations, the CEA Code of Ethics and Professional Client Care, the Land Titles Act, the Residential Property Act, the Housing Developers Rules, IRAS stamp duty and property tax rules, MAS loan notices and HDB and CPF policy, among others. Each question names the provision it tests so the explanation can be checked against the source.
Are these "real exam" questions? No. The examination is proctored and its items are not published. All questions are original content authored in our own words to the published syllabus.
The Exam
Format? Two papers, each 2.5 hours: Section A 60 multiple-choice questions at 1 mark each and Section B 20 case-study multiple-choice questions at 2 marks each, for 100 marks. Administered by NTUC LearningHub at SIM HQ, with three sittings a year (March, July and October/November). Fees, dates and eligibility are set by the CEA and the administrator — see the current details on the CEA website.
Pass mark? 60 out of 100 on each paper.
Can I re-sit one paper? Yes. A candidate who has passed one paper re-sits only the other at the modular fee, provided the RES course certificate is still valid.
Subscriptions & Billing
How do I cancel my subscription? iPhone Settings → Apple ID → Subscriptions → find PrepLicense: SG Real Estate → Cancel. You can continue to use the App until the end of the current period.
Refunds? App Store subscription refunds are handled by Apple. Please file a request at reportaproblem.apple.com.
Restore purchases? Open in-app Settings → Restore Purchases. Use the same Apple ID to restore prior purchases.
Pricing? One All-Access plan covering both papers: S$14.98/month, S$37.48/3 months or S$109.98/year. Every plan is a subscription; there is no one-time purchase. Localized App Store pricing applies in other regions.

What happens when the syllabus, a rate or a rule changes? When the CEA revises the syllabus or a guideline, or a stamp duty rate, loan limit or HDB rule is amended, we re-check every question citing it against the new text and update the bank.
