Exam structure at a glance

  • Eligibility: Senior high school (vocational high school) graduation or equivalent qualification
  • Format: Chinese Composition is essay-only; every other subject combines essay + multiple-choice questions

The 5 subjects

One general subject (Chinese Composition) plus four professional subjects.

  1. Chinese Composition (國文 作文) — general subject, essay only
  2. Civil Law Outline (民法概要) — professional, essay + MCQ
  3. Real Estate Valuation Outline (不動產估價概要) — professional, essay + MCQ
  4. Land Law and Land-Related Tax Law Outline (土地法與土地相關稅法概要) — professional, essay + MCQ
  5. Real Estate Brokerage Regulations Outline (不動產經紀相關法規概要) — professional, essay + MCQ

The PrepLicense Taiwan app focuses on the multiple-choice portion of the four professional subjects — rapid question drilling to master statutes and concepts. Chinese Composition and the essay sections are out of scope and need separate preparation.

Pass mark

  • Aggregate of 60 or above across all subjects
  • Chinese Composition is weighted at 10% of its raw score into the total
  • Scoring 0 on any subject, or averaging under 50 across the professional subjects, disqualifies you

Because passing is criterion-based (not ranked), locking in reliable MCQ marks and avoiding a zero on any subject is the key to passing.

Difficulty and pass rates have swung sharply in recent years. Candidates who drill MCQs heavily benefit — reliable MCQ marks open a clear gap in tough years.

Study strategy

  1. Lock in MCQs across all 4 professional subjects first. MCQs have the highest return per hour. Use the app to drill repeatedly and master frequently tested statutes and valuation formulas.
  2. Prepare essay questions separately. Civil Law, Land Law and Brokerage Regulations essays require statutory argumentation and case analysis (out of app scope).
  3. Calibrate with past papers. The Ministry's "Past Examination Papers Search" platform releases past papers; the app's question bank is built from public past papers with original explanations.
  4. Track weak topics. The app marks every attempt right/wrong and surfaces per-subject strength so you can focus revision where it counts.
